We offer four types of mortgage options: Conventional Home Loans, FHA Mortgage Loans, USDA Home Loans and VA Mortgage Loans.
Conventional Home Loans
A conventional home loan is any mortgage that is not insured by the federal government and that conforms to the guidelines of Fannie Mae and Freddie Mac. Conventional home loans are prevalent among financially stable people who have good credit and who can afford a down payment. It may be difficult to qualify for a conventional mortgage and it may require a higher credit score and a higher down payment, but its advantages include competitive closing costs and mortgage rates, it can be applied to all property types, and no mortgage insurance required at 80% of loan-to-value or lower.
FHA Mortgage Loans
The loans designed by the FHA (The Federal Housing Administration) in the 1930s were intended to help lower-income Americans to be able to borrow money to buy a home. FHA continues encouraging home ownership in the present day by insuring loans financed by traditional banks and mortgage lenders and by providing flexible loan options. While FHA loans are subject to mortgage insurance, their advantages include flexible down payment options, flexible credit score requirements, lower mortgage rates, favorable loan terms and higher loan limits.
USDA Home Loans
The United States Department of Agriculture (USDA) home loan program was one of the programs designed to help Americans in the rural (and now also some urban) areas improve their quality of life. This loan is great for homebuyers (especially the first-time buyers) or for refinancing an already existing USDA mortgage because no down payment or private mortgage insurance (PMI) is required. There are restrictions on household income and property eligibility depending on where you are purchasing a home, and you will need to finance your closing costs, however, applying for a USDA loan gives you an opportunity to obtain 100% financing, no reserves required, and gift funds are allowed.
VA Mortgage Loans
The Veterans Administration (VA) provides assistance to active, non-active, Reserve, National Guard, and retired military of the armed forces to obtain a home loan to purchase a home or to refinance that requires no down payment and no private mortgage insurance (PMI). The VA does not lend the money directly, but rather offers a guaranty to a lender on your behalf, so the loan is assumable, but the candidates will still need to qualify for it. When it comes to closing costs, there is a limitation, however the seller can pay up to 4% of the closing costs. Other benefits of a VA home loan include: 100% financing, 30 year fixed loan, lower interest rates, and no perfect credit score is required.
